Even before the Summer of 2018, the name "Happiness" would have been more than fitting for the 2007 100' Cheoy Lee that her owner had recently acquired. After all, who wouldn't derive immense satisfaction from an exceptionally well-built, scrupulously-maintained four-stateroom motor yacht?

Who wouldn't be thrilled with a yacht that boasted an on-deck master and an equally impressive, nearly-identical VIP stateroom? One that possessed not only a large aft deck but also a sizable cockpit, perfectly equipped for fishing & diving. Most new owners would have made a handful of tweaks to this Cheoy Lee's lavish interior, and perhaps certain other parts of the yacht, and called it a day - but that's not what happened.

No, in order for the name "Happiness" to genuinely ring true for her new owner, substantial, across-the-board cosmetic and mechanical work was required. This meant not only addressing every single item that came up on the Cheoy Lee's pre-purchase survey, but also refreshing & updating virtually every facet of the yacht.

The vast majority of this work was completed between July and October 2018, though notable services and upgrades have taken place through May 2019. Tremendous time, technical expertise, and money have gone into elevating this now-immaculate Cheoy Lee to her fullest potential - but, from the perspective of her current owner, that was simply the cost of achieving "Happiness". Her next owner will be the one to reap the benefits.

HAPPINESS features one of the most practical layouts of any yacht built in her class. The popular on-deck master, a fishing cockpit, large aft deck, walk-arounddecks and sky lounge with hot tub bar are just a few of the plus features this yacht offers. The yacht's 22' beam maximizes the interior volume and gives the feeling of spaciousness.

Boarding from the swim platform, you enter the fishing/diving cockpit through a transomdoor. This cockpit features a large live-well located in the transom, 7 rod holders and 4separate hatches accessing the large lazerette. The main transom door accesses the crew quarters and engine room. There is an additional access door to the bosunlocker storage and equipment.

Dual spiral staircases lead up tothe aft deck. The aft deck has a large bench seat aft, teak dining table and additional chairs providing al fresco dining for up to 8. Thereis a wet bar with refrigerator and flat panel TV forward. Port and starboard wing doors access the walk-around decks forward.Entry to the salon is through a stainless framed sliding door. The salon isrichly finished in raised panel mahogany woods with sapelle wood inlays. This area featuresa bar with ice maker, refrigerator, and wine chiller to starboard. There is a large 50" TV directlymounted in a cabinet aft of the bar for the salon lounge. The salon lounge has a largeU-Shaped settee with coffee table.

Forward of the salon lounge is a large formal dining area with a round mahogany table and 8chairs. There is an abundance of storage in the side buffets to both port and starboard. A Butler's pantryaccess is located to port and leads forward to the galley.

To starboard is the foyer with day head, amidships entry, staircase to sky lounge and access to the on-deck master.

The galley features Thermadore professional appliances including refrigeration and cookingequipment. The countertops are granite with deep dual well stainless sinks. There is abundantover and under cabinet storage, as well as a large pantry for dry storage.

The full beam master features a centerline, aft facing king berth, large cedar lined closets,a lighted vanity desk and drawer storage. Entertainmentequipment includes a 36" Sony Bravia TV with Direct TV hook up and Panasonic hybrid phonesystem.

The master bath is finished in marble and granite stones. Access is via a spiral staircase to starboard and features a Jacuzzi tub, stall shower, toilet, dual his and her sinks.

Sky lounge access is via a large staircase from the entry foyer. The skylounge has a raised observation seating area with a large settee and table looking forward over the bow.There is also a stereo located in this area.

The pilothouse features a helm equipped with state ofthe art navigational electronics and communication equipment, cameras, two Stidd helmchairs. chairs Aft is a large settee with coffee table, a 42" TV with a DirectTV hook up and stereo system.The bridge deck has an outside grill, settee, and unique hot tub with a bar and stools surrounding the tub. Aft of this area is the boat deck with staircase to aftdeck, inflatable tender, chocks, davit, and aluminum bracket. Also there is an ice maker and a refrigerator.

The guest staterooms are accessed by a staircase just forward of the formal dining area. Thisstaircase leads to a beautiful lower foyer landing with the three amidships guest staterooms.

The VIP guest stateroom is forward with a king centerline berth, built in sette, drawer bank,cedar lined hanging locker, 42" TV with entertainment console and Direct TV hookup plus a large en suite bath with separate tub, stall shower, toilet, and lighted vanity with two sinks.

The second guest stateroom is located aft to port with an athwartship queen berth, drawerstorage, TV entertainment, cedar lined hanging locker, bookshelf, and an en suite head withstall shower.

The third guest stateroom is a mirror version of the second with an athwartship queen berth,drawer storage, TV entertainment, cedar lined hanging locker, bookshelf, and an ensuite headwith stall shower.

The crew quarters are located aft with transom access. There aretwo cabins: a captain's stateroom with a double berth, hanging locker, drawers,TV and en suite head and shower and a second crew stateroom withover-under crossing bunks, hanging storage, drawers, and an en suite head and shower.

This area also has a crew mess with dinette, microwave, refrigerator/freezer, and storage.

The engine room is accessed forward of the crew quarter.
